Our Proposal for the North Dorchester Extension
Our proposal is a new development and link road North of dorchester. The area provides large areas of beautiful land, ready to be developed into attractive, green and well-planned neighbourhoods. We will use the perfect network of already existing brittleways and smaller roads to create easy access in between homes, leisure, shopping and business facilities. These will include beautiful foot and cycle paths, integrated modern low-carbon transport systems and calm roads around the new development and as links to Dorchester.
Large water meadows, wide green open spaces and a local nature reserve offer a healthy and tranquil surrounding.

New link road connecting the A35 and A37 , reliefing the busy southern bypass and the high street. Two main tertiary roads into the development ensure smooth traffic flow without slowing the link down.

New Commercial Centres with shops, bars, restaurants and medical facilities, providing daily needs amenities in short walking distance.
New Local Community Centres, mainly aimed at leisure activities such as shopping, sport, cinema, music, exhibitions, workshops, but also available space to hire for business or private occassions.

"Green Lung", running through the development, including areas of existing woodland and ponds worth protecting, but will also be extended with wide connected areas of green, trees and lakes. Walk and cycle paths lead to the surrounding countryside, other neighbourhoods, the school and business park and connect the links to Dorchester.

New School Campus, connected to cycle routes from the development and
located to provide the possibility for further extensions. Additional strategic landscaping around the Campus will dillute air and noise from the link road and the adjacent Employment Land.

New Business & Employment Park with direct link to the main connection point of the new link road and A35. Easy accessible from all directions, aiming to minimize traffic druing rush hours.
Green open space with large water meadows, fields and river runs, beautiful cycle and hiking routes through the countryside and as links to dorchester.

New Higher Burton
Local Community Centre
The old but wonderful original Victorian Barns and adjacent buildings of the Higher Burton Farm will be transformed into the new and lively local commercial centre for North Dorchester.
Perfectly located in the crossing of multiple paths and streets, but set back from the busy and noisey link road, the new Higher Burton Local Centre will be the new hotspot. Businesses such as shops, boutiques or temporary markets can find a place here, Cafés and seating areas create a spot to socialise, other areas of the barn can host changing exhibitions such as art, create a venue for workshops, regular classes, birthday or wedding parties or business meetings. The large court offers opportunities for seasonal markets, music festivals, theatre shows or outdoor cinemas. A large parking space similar to Queen Mother Square in Poundbury will also be provided on site.
Higher Burton Farm already has an approved Class Q permission for a change of use from agriculture to residential use and is readily developable.
