OVERVIEW
WHAT DESCRIBES A GARDEN COMMUNITY?
A garden community is a new housing development that is built sustainable and to a high standard. Good planning and designing is essential to create an own separate space with community facilities that meets the local housing needs in particular those of first time buyers. It provides an attractive and welcoming environment with plenty of lively outdoor areas as well as many tranquil and serene recreation areas.

WHY
a new development?
There is an urgent need for new homes as many young families and first home buyers struggle to find afffordable place to buy or rent.
Therefore,the Government asked
Councils to adopt the Joint Local Plan and set out a new housing target.
The requirements are indicated in the and Councils must deliver an average figure of 775 dwellings per year.
There is a plan of action if planning authorities show consistent patterns of under delivery.
WHERE
will be developed?
As there is an annual housing target to reach, Dorsets largest towns must take up the biggest quota to help archieve the total figure of required new developments.
North Dorchester offers a prime location for a new developable area and delivers the possibility to archieve the goal, together with other new developments that are planned or currently being built, such as Chickerell, Crossways, Littlemoor, Beaminster, Bridport and Sherborne.
WHAT
is the overall plan?
A Garden Village as new development North of Dorchester, carefully planned under the will provide 3000 new units to buy and let. The aim is not to develop an area as densely and crammed as possible in order to get the highes profit, but to really meet the needs of its future residents.
We want to deliver real affordable places to live for everyone, but also a healthy green neighbourhood with business, leisure, education and daily needs amenities nearby.

Create a new link road that connects A37 and A35 and brings relief to the busy southern bypass and the high street. Only a few well placed tertiary roads will connect the developments to ensure smooth traffic flow and provide security for the residents

Use the new link road as natural boundary between the development and a wide connected area of green for larger water meadows, open spaces and local nature reserve to protect wildlife and countryside

Use existing network of brittleways and farm tracks to create the new street system and minimise impact into nature

Restore the old victorian barns and buildings of Higher Burton and embrace their historic value to create a lively and multi-use new Local Centre with great potential, in remote distant of the busy link road
